The movement is still terrible, and gradually the buildings built in Porto Maravilhi begin to receive offices and businesses. In recent months, seven companies announced changes in the port region, including Nissan, Bradesco Seguros, Startup and Granado. In the districts of Santo Cristo, Gamboa and Saúde, four thousand people will circulate daily. Expectations have more than doubled movement in the area until next year. According to Antonio Carlos Barbos, chairman of the urban development company Rio de Janeiro (Cdurp), city leaders in the region, the process is slow but somewhat more consistent:
"The professions will come slowly." The decision of an entrepreneur to come and live lasts at least three years. Part of the criticism we receive is the lack of services and restaurants. But with future companies, the service industry will follow. The current challenge is to take the region for 24 hours with the housing.
Among the companies that disembark in the region, Bradesco Seguros is one of the main acclaimers who bought Port Corporate – near the Novo Rio bus station – and will occupy 18 floors of the building with 3,000 employees. Tishman Speyer Brazil moved to the Aqwa Corporate building in front of Sambo City with 15 employees from Rio. Japanese Nissan also received 160 workers on the entire floor of the same building.
– We thought it best to introduce a new and developed building in Porto in a virtual office pilot project. For this, the appropriate structure and implementation of the new mode of work has been established. This was the first place in Latin America where Nissan found out – said Marco Silva, the president of Nissan Brazil.
Granado has over 200 employees in the region.
– We decided to move into a modern, comfortable and central building. In addition to quality and infrastructure, the price was attractive and the location was easily accessible, especially with VLT (Light Rail Vehicle) and near Via Binary, said Christopher Freeman, president of the company.
The job vacancy rate in Porto Maravilhi has decreased from 87.5% to 75.1% between the end of last year and June, but according to Newmark Grubb is still the largest in the city.
About 30 thousand people live in this area
City Minister Alexandre Baldy announced in August this year that the federal government intended to establish a partnership with Caixa Econômica Federal to build five thousand units of the popular housing program Minha Casa, Minha Vida. Today, 29,800 people live in an area that can accommodate 400,000 inhabitants .
With a promise that has not yet been announced, the Rio and Caixa City House signed an agreement to restore Porto Maravilha (PPP) public-private partnership of 147 million dollars, the Porto Maravilha Real Estate Investment Fund (FIIPM). This was created by the FGTS and managed by Caixa Econômica Federal.
The market for missed real estate prices
Additional building potential certificates (Cepacs) have begun to finance investments in the port region for the past 15 years, but negotiations on these titles – who thanked euphoria about the revitalization of the region and the organization of the 2016 Olympic Games – Packed shortly after startup. Each address is equal to the quantity of square meters intended for on-site construction. A company that wants to build a company needs to buy a certain number of applications. Their value varies according to the desired area in Porto Maravilhi. But the business did not take off.
According to Ruben Vasconcelos, Vice-President of the Association of Real Estate Managers (Ademi) and President of Patrimóvel, there was an error in determining real estate prices at the beginning of the occupation in the region.
– Porto had to begin to call real estate prices below the values that were charged by Botafogo and Flamengo, but the prices were carried out in the wrong way and only now are they beginning to adapt to supply and demand and attract investors – Vasconcelos estimated, adding that the region's development it depends on accommodation and the installation of schools and hospitals.
For Bradesco Seguros, the new seat project was motivated by the potential of the region and the location close to the main access routes to Rio – Avenida Brasil, Linha Vermelha and Ponte Rio – Niterói – which provides mobility.
Speaking – Rilden Albuquerque, Director of Economic and Social Development at Cdurp
